Why test before handover?

A documented integrity test gives the project team evidence of roof condition at a defined point in time. It can help reduce uncertainty, focus remedial work and create a useful benchmark before the building enters normal use.

This is especially valuable where the roof has been exposed to follow-on trades, temporary works, access equipment or the installation of plant and services.

Southern Roof Diagnostics does not manufacture waterproofing products. Our role is to test, document and explain what the available evidence shows.

Where the construction or site conditions prevent a complete test, the limitation is recorded. Where repairs are completed, a return visit can verify the treated areas and update the project record.

Recent project example

On a recent commercial roof integrity test in Chichester, electronic testing identified 19 membrane breaches. Twelve were consistent with mechanical damage and seven were associated with areas of reduced resin coverage. No breaches were identified on the accessible garage roof areas tested.

Each location was marked, photographed and plotted so that targeted repairs could be completed and checked.

  3. Integrity testing — The appropriate electronic method is used where the roof build-up and site conditions are suitable.

Frequently asked questions

Does every roof suit electronic testing?

No. Suitability depends on the membrane, substrate, roof build-up, surface condition and access. We review these factors before recommending a test method.

Is this the same as a warranty inspection?

No. It is an independent diagnostic test and report. It can support a handover or warranty process, but it does not replace the waterproofing manufacturer's own requirements.

Can you test after solar panels or plant have been installed?

Often, yes, although access and coverage may be restricted. Testing before installation usually provides the clearest baseline and reduces the risk of concealed areas being unavailable.
